The transformation of buildings has been an important theme in especially urban areas for some time now. The COVID-19 pandemic has thoroughly increased this tendency. Working from home seems to become the new standard, due to which less office space is needed. Old vacant offices find new destinations as homes.
In the Netherlands we still need lots of homes, among others studios for starters, but also luxury apartments for different target groups. Of course, the location of a building plays an important role in that, but meanwhile there are examples of complete areas transforming from office and company grounds to attractive residential areas. Thus, this offers many chances to re-use existing buildings instead of demolishing them. From a sustainable point of view this is also the most optimal choice.
Walls and installations
The change of function of a building does come with new requirements. The spaces are divided into various residential units besides or on top of each other. This calls for adequate (contact) sound insulation. The installations are built in as well. Now that the gas boiler is a thing of the past, usually a heat pump in combination with floor heating is chosen.
Dry screed floors
These new functions demand different things from the floor. The Unifloor product scan helps in that. As always, Unifloor is strongly aimed at limiting (contact) sound insulation and specializes in dry screed floors for floor heating. Dry screed floors have the advantage that they don’t need hardening time and that there’s no building moisture being brought into the building. In addition, dry systems are re-mountable. With a clever construction, it is also possible to save height compared to wet systems, especially in combination with a floating screed for sound insulation.
Filling with EcoPearls®
In places where floors aren’t completely flat, they can be filled with EcoPearls®. This can also be done locally. These Unifloor EcoPearls® are wood chips with a cement casing. That means they aren’t round grains, but they have a more angular structure. This results in them grasping together and forming an immediate stable layer in the processing. Ecopearls® also contribute to the sound insulation of the floor.
These solutions are also highly applicable on wooden floors, as often occur in older buildings that become vacant. On such a surface, a dry system is practically the only system that can be applied, mainly because of the maximum floor loading.
